Citrus Springs / Inverness Position Summary The Area Production Manager coordinates and oversees the production of new homes.

This position ensures adherence to established policies and procedures.
Manages project managers, subcontractors, and company crews.
Monitors and controls production costs.
Acts as a liaison between Maronda Homes, Inc.
, and external contacts.
Acts as qualifying agent with active license for permitting.
Reporting Relationships Reports to VP of Construction and/or Division President Supervises:
project managers, service managers, vendor/subcontractors Duties and Responsibilities Ensures quality of construction by overseeing and or performing a variety of inspections throughout all phases of building.
Ensures adherence to company policies and procedures and to company, state and local government building inspections.
Controls production costs.
Negotiates bids/prices with suppliers and subcontractors.
Continually evaluates existing bids for competitiveness.
Obtains VP Division Manager's approval before accepting bids and price increases.
Resolves problem invoices.
Monitors cost over runs.
Develops, updates and maintains area figure costs.
Works with MCS on take-offs and master and specific cost sheet adjustments.
Coordinates production schedules.
Holds weekly production meetings.
Coordinates with Project Managers the scheduling of suppliers, subcontractors and Maronda Systems.
Reviews the pre-settlement inspection, six month inspection, and service schedules.
Reviews previous and current service problems weekly with Project Managers and Service Manager(s).
Oversees the training and development of Project Managers.
Actively seeks continual construction process and/or material cost reductions to result in more efficient/effective construction process and reduced house prime cost.
Acts as a liaison between the company and building inspectors.
Interacts frequently with customers.
Acts as a troubleshooter.
Addresses service problems outside realm of the Service Manual:
Analyzes situations and determines courses of action to follow to remedy problems.
May evaluate lots prior to purchase to determine the fill requirements and costs associated with building on specific lots.
Conduct inspection of all homes prior to first walk-thru to insure home is built to Maronda Homes Quality standards and all inspections are complete.
Assumes other duties as prescribed by the Vice President of Construction.
Conducts annual performance reviews with each production and service employees.
Education, Skills and / or Knowledge:
High School Diploma or equivalent required.
5
years of construction experience required; Multitask and work in a fast-paced environment.
Excellent verbal and written communications are essential and mandatory.
Ability to analyze and solve problems Excellent organizational skills are indispensable.
Attention to detail Efficiently use computer programs and applications.
Read and understand construction drawings and specs.
Work well under high pressure situations Prioritize and work under tight deadlines Ability to diplomatically communicate with others is required Physical Requirments/Work Conditions Required to work in outdoor weather conditions Required to work office or home office environment Ability to bend, kneel, walk for significant periods of time.
Physically able lift up to 25 lbs.
Endurance and ability to visit entire job site, including stairs or other elevated structures.
